What Do Home Buyers Want Today?

When selling a home or looking for clients to sell a home to it’s imperative that you understand what Buyers are looking for. Just like Market Trends, people’s wants and desires fluctuate and change as well. New fads, the economy & change in family dynamics can all incur these changes.

Here are the 4 things on Home Buyers Checklists:

1: Modest Floor Plans: So long McMansions! Surveys show that Americans are considering smaller homes. The ideal home size sought by Americans in 2011 was 1,401-2,000 sqft. Builders estimate that in 2015, the average size of a newly built home will be 2,152 sqft.

2: Organization and Comfort: A National Association of Home Builders survey identifies the top 10 amenities buyers are looking for in the new home construction…Walk-In closet in the Master Bedroom; Low-E Windows; Separate shower and tub in the Master Bedroom; Linen Closet; Programmable thermostat; Energy efficient appliances and lighting; Great room; 9-foot plus ceilings on the first floor; Insulated front door & Laundry room.

3: Smaller Price Tags: Today, more buyers seek homes that cost less than $200,000. The median home price in the US has plunged 38.1% in the past five years.

4: Improved Energy Efficiency: Homebuyers want to create a smaller footprint and save on energy bills. They want homes with greener features like an energy-efficient heating and A/C system, Energy Star appliances, an efficient design, more natural light, extra insulation in the attic and other insulation such as panels or foam. Green homes made up 17% of the overall residential construction market in 2011 and by 2016 experts predict that number could climb to 38%.
